Looking ahead to uncertain and shrinking domestic market, Japanese architecture/construction industry will certainly look for its opportunities in oversea markets. Outbound activities and also inbound international developer’s activities in Japan will need to be managed and coordinated with profound international project managing skills and knowledge.  Japanese domestic markets will evolve from strong domestic characteristics to be in tune with global market standards.

Advanced technical knowledge and long domestic project experiences will not equip Japanese developers to international markets with completely different standards and business customs.  What works in local markets will not prevail in oversea markets and complete mind shifts will be required, with agile mind sets, flexible working mentality, thorough risk management mentality and strong communication skills.

Raita Nakajima

Raita Nakajima is a qualified architect with nearly 25 years of experience as an architect in commercial, residential, cultural, master planning, transportation, and interior design projects in Europe, Asia and the Middle East.

Through his 12 years of residence in London, 3 years in Abu Dhabi, and subsequent years in Singapore, Raita gained extensive skills and knowledge through the list of innovative and inspiring projects across the world. Most of his international project experiences were earned from serving as an Associate Partner in Kohn Pedersen Fox and as a Senior Associate Partner in PLP Architecture. For both KPF and PLP, Raita also served as the person in charge of their Abu Dhabi office and the Middle East operation gaining wide experience in international project management and design practice running. Since his return to Tokyo, he worked for Gensler Tokyo office serving as studio director and senior project manager.

His professional experience spans various projects in the Middle East, such as the New Bur Juman Centre Extension project in Dubai; the 80,000 m² residential Marina Towers complex in Beirut; the United Towers project in Kuwait City; and the new signature headquarters building for the Abu Dhabi Investment Authority, which has become a new landmark on the skyline of Abu Dhabi - winning some of the region’s most prestigious awards. Raita also worked on the 630,000 m² Abu Dhabi International Airport New Terminal Complex project which is to be one of the most advanced airport terminals in the world serving over 20million passengers per year.

His skill and experience stretches over not only design capability for large complex buildings, but also the project management/overall project coordination role for international projects. He managed many complex projects under cross-border settings managing international client/consultant/contractor coordination. 

 

Upon returning to Japan in 2013, Raita joined Gensler and Associates where he served as a senior project manager/studio director.  During 4.5 years with Gensler, Raita served many global clients and Japanese corporates for their workplace/office projects of many size and types.  Raita provided not only architectural project management service for their office interior fit out projects, but also acted as a local representative for oversea clients, coordinating all local activities.  Raita managed design activities, project schedule, finance and contractor activities. 

 

Raita also involved in many workplace consulting service for many global/domestic corporates.  Through his exposure to each company's work style/culture of many industries, Raita can provide advice and insights into the workplace projects even before the design can begin.  Consulting service provides not only reporting of existing Japanese/global workplace trends, but also assessment and consideration for future workplace design from social/cultural perspective.
